Sometimes I am amazed when looking at all these steps involved when working with buyers and sellers in a real estate transaction. When a person chooses to be a full time Realtor, you take on a lot of responsibility protecting the needs and wants of your clients. A great Realtor completes all these steps and the client has no idea what goes on behind the scenes. It’s similar to professional athletes who make their sport look easy to the general public when in fact there is 10x’s more effort behind the scenes.

Here’s a great explanation -long but explains what a REALTOR does & how the commission they earn is divided:

On the discussion of Being a REALTOR and commissions.

There is a lot of talk in the news about real estate agent who is a Realtor and their commissions.
Most Realtors do LOVE what they do and they continue to do it because they LOVE helping people but there is almost always a huge misconception on what they do and how much they get paid. It's not a secret so here ya go...😊

As a REALTOR they do not get paid a hourly wage or salary and they only get paid if they sell a home and it closes. They can only get paid by broker to broker. As an agent you could work with someone days, weeks, months, or years with no guarantee of a sale ever.

Essentially they wake up each day unemployed going on Job Interviews and they deal with constant rejection. They dedicate time away from family, use our time, gas, pay for babysitters, miss dinner and weekends and rarely take vacations. They are on 24/7!

I want you to know, that if you are struggling in this heat. If you're walking to work or...? Give me a call. I'd be glad to give you a ride in my Air Conditioned vehicle.
If your AC or fridge at home is struggling to keep up, I can bring over some ice and water in a cooler. That's down 9% year over year

That does create challenge when buying a home. I like a challeng though.

Hi again everyone.
I posted a while back about doing a no cost market assessment for anyone whom may be interested. I wanted to share about my most recent CMA(market analysis= market valuation).
I reached out to someone who stated they wanted to sell their home, but didn't know if it made sense because of what they owed and what they believed their home to be valued at.
I asked if I could perform a Value assessment on their home. They said yes.

RESULTS:
What they thought their home was worth: $160.000.
What I have assessed their home at: $200,000.

Their response was doubt! How do I express my confidence in the assessment?
Thats what a CMA provides. I create a presentation that shows actual listings sold, and the prices. These are the homes (typically in the same neighborhoods), I use to estimate what price we, in my opinion, would list your property at. I research your home and the others to compare. There is a system we are taught, that helps us value like homes with significant differences(i.e. w/out a garage vs a home w, or a house with 4 bedrooms vs 3).
I assure you, these assessments are something we put a lot of effort into.

with that being said; If you're on the fence about selling, let me perform a CMA on your property and show you what it will likely sell for.

P.S. Please understand that this does not supercede an appraisal. Appraisals are done by licensed appraisors. This is what I believe your home would sell for on the active market.
