I was asked if the board dreamed up all these regulations as new things this year........No! I was on that board the past year when we went all through several decades of rules and just restated what was already there. Almost all of these, with a few exceptions, have always been our rules and regulations that were put in via votes over a long time by many boards, starting in 1987 and going up to the present time.
We took out some silly rules like not shaking throw rugs outdoors (huh, what?), and put in a new rule about drones flying around.
Most people who have commented have laughed and said they didn't realize they'd done things wrong and never knew it. That's why the board put out the whole set of rules -- so you can know.
The biggest change affecting at least 17 units is that board and residents loudly demanded an end to shabby, deteriorated fences that people call "natural" or "weathered." They look awful, most of them, with green mildew and cracked boards, so we did say by board vote -- unanimously -- that all fences must be either painted or stained in two approved colors, and only those approved colors, sizes, shapes, etc. You can tear your fence down if you want, but you have to paint, stain, and do upkeep if you have it!!! We have a year to fix up fences, until October 2016. It will be a big improvement in your unit's value and in our whole association.
Just a personal comment -- Fence painting can easily be a do it yourself project -- I am 72 and disabled with health conditions, and I painted my own fence I had to sit on the ground to do some of it, I had to sit on a stool to do other parts, and I couldn't do it all in one day, but I did it. I used a roller the same width as the slats, and a little edge and trim tool for the sides. You can do it too.
