ANNUAL MEETING will be in November, and that would be a good time to ask and comment about anything in the rules. Or, you're free to post here if you want.

I was asked if the board dreamed up all these regulations as new things this year........No! I was on that board the past year when we went all through several decades of rules and just restated what was already there. Almost all of these, with a few exceptions, have always been our rules and regulations that were put in via votes over a long time by many boards, starting in 1987 and going up to the present time.

We took out some silly rules like not shaking throw rugs outdoors (huh, what?), and put in a new rule about drones flying around.
Most people who have commented have laughed and said they didn't realize they'd done things wrong and never knew it. That's why the board put out the whole set of rules -- so you can know.

The biggest change affecting at least 17 units is that board and residents loudly demanded an end to shabby, deteriorated fences that people call "natural" or "weathered." They look awful, most of them, with green mildew and cracked boards, so we did say by board vote -- unanimously -- that all fences must be either painted or stained in two approved colors, and only those approved colors, sizes, shapes, etc. You can tear your fence down if you want, but you have to paint, stain, and do upkeep if you have it!!! We have a year to fix up fences, until October 2016. It will be a big improvement in your unit's value and in our whole association.

Just a personal comment -- Fence painting can easily be a do it yourself project -- I am 72 and disabled with health conditions, and I painted my own fence I had to sit on the ground to do some of it, I had to sit on a stool to do other parts, and I couldn't do it all in one day, but I did it. I used a roller the same width as the slats, and a little edge and trim tool for the sides. You can do it too.

It's really autumn when Steve Mitchell of Mitchell Landscape talks about seeding, aerating, and sowing fall grass. What was this summer like in Woods Glade for your grass? It's so dry out there, even the weeds have curled up and died. I promised Steve if he'd aerate, seed, etc., I'd do the daily watering in lieu of rain. There's no rain forecast for a long time...at least ten days.

A lot of work got done last month, including streets, trees, painting of two buildings, termite inspections, board inspections of the entire property. And on top of that, the gazebo steps are now new concrete, the Wood Lake entrance is fully planted and mulched, and best of all our beautiful ponds were almost entirely free of vegetation, and the water was able to spread out in slow circles all summer long and give a tranquil impression like real lakefront living! Looking at the gazebo though, I wish it looked better and was wondering if we could petition the Woodlake Residents Board to look into a nicer, newer gazebo. Not necessarily a new style -- just newer wood that isn't gouged by weather and carved up.
A call to action or a big yawn? What do you think??

Thinking about streets: the mailing seems to show on the map one day of work for closed streets, but the letter says to allow the SECOND day -- the day after the work date -- for the streets also being closed. That means if your area is marked for work on August 26th, also allow August 27th as a closed date too -- to dry, do striping, and numbering. Two days is best to plan on no access on the street where you live.

Well....I got my packet about the street work coming up between August 26th and September 2nd. I think the map was a brilliant touch! Read it all carefully...read it again....mark your calendar and check your schedule. This is the one thing we all have to get right. It's rather like the D Day Invasion.

PS. One thing not mentioned in the newsletter was the Rottler termite days -- August 28 (Friday) and August 29 (Saturday). You got a mailing about this earlier this month. Don't miss your free inspection of garage, living space, grounds, and building. You don't want to hear anyone say "termites" but you do want to know! Inspection and termite treatment, if any lives ones are found, are your association costs, not yours as an owner.

Your board has been busy. We did the whole site inspections on Friday. All owners will get a letter with their own unit's results. The board met Tuesday (yesterday). The final plans for the street work are done and are mailed to all of you. The fall newsletter is included in the mailing. Linda Schweppe has stepped in as our CMA property manager and she can be emailed at [email protected]. Please read the street work information very carefully.

Trees are being trimmed in the courtyard areas and vent pipes painted. Rottler will be coming to each home on August 28 and 29th and will inspect for termites inside your unit, garage, patio, grounds. Please be home or call the number on the sheet sent to you about the inspection. Rottler can reschedule the visit for your convenience. There's no charge for the inspections within your living spaces, or outside, and if termites are found, the association will treat the problem for you. Rottler may offer an attic inspection during the visit if needed, at a small charge payable to the company.

For my own part (Pat Smith), I have finished my time on the board as of yesterday, and the other members of the board will find a replacement for me during the remainder of my elected term -- until the end of 2017. One of our owners will be your new board member. I don't know who will do the page next, but I hope we all use it to stay informed and make any comments. Remember, we are not 51 independent states -- we are a community of 51 units within a large community of Woodlake associations. The key word is "community" -- together.

I've been watching the men from Midwest Asphalt at work all day, and they really got a lot done. I saw one car ask them to move all that equipment so the driver could get out from a garage and get up the street. Now why was that necessary when we were all warned about this last week? This is asking a lot; I hope nobody will do that tomorrow. The schedule is too tight; we want to be finished for the school buses that start rolling on Wednesday.

Very fast sales on our two condos!. Also we have a nice condo just up FOR RENT, a big unit with 3 bedrooms, wet bar, 2.5 baths, big finished basement, big eat in kitchen, double ovens, big yard, big patio, California closets, gas fireplace in living room, viewable at 931 Pavillion, the very quiet end of the very quiet street. Perfect for having family visitors and for a home office too. This unit is as big as a house; but much less to rent than a house; and has everything a house has plus our pool and tennis court, and no yard work. Our Woods Glade schools are River Bend Elementary, Parkway Central middle and high school, all very close by. All our units are in CHESTERFIELD, even though mail comes from Creve Coeur MO 63141.
Tell your friends about living in the woods, quiet but close to everything. People live here 20 and 30 years or more; that's a real endorsement of our community.

YOUR BOARD HAS BEEN BUSY IN LATE JULY. Here's the August projects coming up.
1. Certapro will paint two buildings on our regular painting schedule

2. The streets will be resurfaced on Beaulac, Forestlac, Pavillion, and parts of the other cut through streets, and remember you can't drive on them while they are drying. A letter will tell you the exact days. The contractor is Midwest Asphalt. We are pushing to get things done before school starts; but it may not be possible. Wood Glen, our neighbor association, is having street work done too, and it's being coordinated by CMA.

3. TERMITE INSPECTIONS Friday and Saturday, August 28 and 29 from 9 to 3. Free. You will get a letter about this. Admit the inspector to your home if you can. The association pays for termite control if any live termites are found inside or outside our units. If you can't be home that weekend, you can call Rottler and request another time. (number is in the letter) This is a great and free benefit to you -- don't miss it.

4. Complete Tree company will trim trees in several courtyard locations. This is on our schedule of trimming by sections per year. Section III (up by Woods Mill) is this year during August.

5. The Board together with CMA will perform building, patio, fence, grounds, and porch surveys on August 14th, 9am, weather permitting. Some board members may be looking around earlier at trees, shrubs, etc. We are trying to get a full list of what's needed in order to budget for it by November of this year.

Some maintenance is owner responsibility, some is association responsibility. We don't dream this stuff up! We'll do everything required by our bylaws for the association; owners (including the 3 of us) will do everything required on their part. All condo associations pay for some things and owners pay for others.

6. You may see people up on the roof from CMA painting vents on the roof. These are the little cone-shaped things made of metal. This is also scheduled for August, weather permitting.

Our Rottler inspection for termites will be coming up soon. Rottler hopes to do all the WG buildings in a few days, looking for live termite evidence. My neighbor Stephany and I were afraid we saw termite nests in our garage, but on investigating we found they were just mud dauber wasp nests. You can check it out too. Just enter in the search box Photos Of Mud Dauber Nests, and chances are you'll see the same type of mud nest we have found in our garage. They look like somebody stuck a mud pie on the garage wall. Termite tunnels look completely different -- like branches of a tree.

By the way, the mud dauber wasps don't often sting, but some wasps do. I'd rather they didn't fly at me when I go to the garage. So I sprayed for them and knocked the nests down and threw them away.

The Board, like the rest of life this summer, got rained out on our walk through inspecction of the association's property and buildings on Tuesday night. It's not for sure when we'll get going again. Our next board meeting is Tuesday the 21st, and we'll decide then. I'll post it as soon as I know.

Did you get your real estate tax reassessment? Mine went up. A realtor explained to me that the tax assessment is a lot different than the market assessment, which is almost always many thousand higher. What you're taxed for and what it could sell for are a lot different. Our condos are selling this year very favorably. And rents! I couldn't afford to rent here! Wood Glade has a lot to offer...garages, full basements, patios, lawns, pool, tennis court, quiet, convenient to everything, nice people, Parkway Central schools. Peaceful living in a pleasant neighborhood is worth paying for.
