The continued growth and transformation of the company during The Great Recession propelled Fine Investment Company into its current form, Integris Ventures. The change in corporate identity signified what the company has always been about, integrity and transparency. Chicago’s industrial market is entering a more stable period following several years of rapid growth. 📈

According to a Q1 2026 Chicago industrial report, direct leasing reached 16.3 million SF, up 10.3% from the previous quarter and 40.7% year over year.

Leasing activity is still below the 2021 peak, when e-commerce and supply chain changes drove record demand. However, warehouse and distribution fundamentals remain strong.

CRE lending strengthened in Q1 2026, reaching its highest level since 2021 as deal flow accelerated and lenders eased underwriting standards.

CBRE’s latest Lending Momentum Index rose to a weighted score of 1.5 in the first quarter, compared to 1.2 in Q4 2025 and 0.3 a year earlier, indicating a healthier financing environment after years of higher rates and tighter credit. 📈

The improvement was supported by acquisition activity, recapitalizations, and stronger liquidity, all of which helped lift market sentiment.

For investors, this points to greater liquidity, clearer price discovery, and renewed access to capital. As activity builds, disciplined underwriting remains essential to identifying opportunities with lasting value.

From 2020 to 2024, international migration represented 83% of total national population gains, increasing to 84% in 2024 alone.
