🌟🌟Things I Saved This Week 🌟🌟

Most people scroll new construction for fun. I scroll it for work, and then I save the stuff that actually matters.

Here is what made the list this week:

🌟 A floor plan where the flow finally makes sense. Garage to drop zone to pantry to kitchen. Groceries from the car without walking your whole house. 5 out of 5 from me.

🌟 A pantry that earns the name. If I cannot walk in, turn around, and hide the Costco run, we need to talk.

🌟 A move in ready model home in Dardenne Prairie. 4 beds, 2.5 baths, and a special discount on it right now. It will not sit long.

🌟 A 9 foot basement pour. Nobody comes over and compliments your ceiling height. But it is hard to change later, so it is the kind of thing I am happy to spend money on now.

🌟 And one that has nothing to do with real estate. Kinetic Park in Dardenne Prairie. Run, climb, explore, repeat. Grandkid and Cool Grandma approved.

Honestly, I research, I tour, I compare, and you get the shortlist.

Four transactions. Three families. One missing piece of paper.

My seller paid off her mortgage back in 2015 — and the lender never recorded the deed of release. On paper, the loan was still there. Everything downstream froze while we chased a document that should have been filed a decade ago.

In Missouri, once you pay off your loan, the lender has 45 days after a proper written request to submit the release for recording. Miss it and there are real penalties. But nobody does it for you automatically, and nobody calls to tell you it didn't happen.

If you paid off a home, refinanced, or inherited one — check now, not the week you go to sell. It is a free search in most Missouri counties.

I put the whole thing in a checklist: how to look yours up, what document to search for, and exactly what a demand letter has to say.

A quick note for anyone watching new construction in South County.

The families who end up with the best lots — the wooded ones, the walk-outs, the ones just shy of a half acre — almost never find them by driving past a sign. By the time the sign is up, those sites are usually gone.

They knew early. That's the whole difference.

You see a construction zone. I see one of the best opportunities coming to the Mehlville area of South County. 👷‍♀️

A mile south of Mercy Hospital off 270 - and this one isn't public yet.

Here's what I noticed walking it:

🌳 A select few lots that back to trees for real privacy
💧 Others with a view of the future lake
📐 And a handful just shy of a half acre (rare for new construction)

Two builders. Limited sites. And the people who get first look won't be the ones who find out when the sign goes up.

If you're thinking about your next home - the one with less maintenance and more living - this is the one to watch.

Here are the South County truths no one talks about 👇🏼
