Random Neighborhood Fact 🚋

If you’ve ever wondered why Thurman Avenue feels a little wider than some of the surrounding streets, there’s a reason.

Streetcars once ran right through this part of Shaw, connecting the neighborhood with other parts of St. Louis and helping shape the way the area grew.

You can still see little clues of that history today if you know what to look for, which is one of the things I love about these older city neighborhoods. There’s a story behind almost every block.

Just another piece of St. Louis history hiding in plain sight.

One of my favorite things about old St. Louis homes is all the little details that tell you how people lived 100+ years ago.

A lot of the random metal pieces you still see around the foundation actually had a purpose. Coal was once delivered straight into the basement through those square openings, where it was stored and used to fuel the home’s boiler. The round covers nearby helped with ventilation.

Most of these haven’t been used in decades, but they’re still all over St. Louis if you know what you’re looking for.

Pretty cool piece of history hiding in plain sight.

Not every renovation goes according to plan.

2722 Armand started as a 4,300 SF historic two-family that we planned to convert into a single-family home. Historic Tax Credit requirements changed that plan, so we pivoted.

After a full renovation, we now have two incredible apartments, a $620,000 appraisal, roughly $120,000 in Historic Tax Credits, and a long-term rental with essentially no money left in the deal.
