What you paid for a home matters to you—but it doesn’t determine what a buyer will pay for it today.
The same is true for what you’ve spent on improvements, what a neighbor sold for a few years ago, or the number you hope to walk away with.
When it’s time to sell, the market is looking at what’s happening right now:
• Recent comparable sales
• Current competition
• Condition and updates
• Location
• Buyer demand
• Overall market conditions
That doesn’t mean pricing a home low or leaving money on the table.
It means understanding where buyers see the value and building a strategy around the current market—not the home’s history.
The market doesn’t care what you paid for the home. It cares what it’s worth today.
