🏡 Sometimes the road to closing has a few unexpected detours — and THIS one is a great reminder of why Home Inspections matter!
Months ago, we had to walk away from a contract after our Home Inspection revealed the home was on a septic tank with NO drainfield — something the sellers themselves didn’t even know because they’d never had a sewer lateral inspection done 😳. It was a costly fix that neither the buyer nor seller could take on, so we did the right thing and walked away.
Fast forward to TODAY… and we closed on a home that is an even BETTER fit! 🎉
I’ve known Tyler since he was a little guy — his mom and I go all the way back to high school together. So…when she trusted me to help her best guy find his very first home, I felt honored and incredibly grateful for that referral. That kind of trust means everything. 🥹❤️

This week I helped the cutest Vietnam veteran close on the sale of his home. He wanted an as is, easy sale and that is exactly what he got. I presented 12 offers to him and he picked a winner. I was able to deliver him a proceeds check much higher than he thought he would be able to obtain. The smile on his face when I took him a basket of cookies with a helium congrats balloon to his new home was priceless 💛

And it still wasn’t enough — and that’s the reality of this market right now.

I’ll be honest with you: I win multiple offer situations more than most. That’s not ego, that’s experience, strategy, and a whole lot of fight. But even then — sometimes another offer just comes in higher, appraisal waived, inspections waived (stupid) with no hesitation. The St. Louis market doesn’t slow down for anyone.

Does it sting? Every. Single. Time.

But here’s what I keep reminding myself — and what I’ll keep reminding my buyers — the right home at the right time is still out there. Not every door that closes is a loss. Sometimes it’s just a redirect. 🏡

If you’re navigating this market, who you have in your corner matters more than you know. Align yourself with a buyer’s agent who has the experience to compete AND the passion to never stop fighting for your goals — even when you feel like giving up yourself.
