Before choosing elevations, stone, or cabinetry, ask what the site will allow, require, and quietly add to cost. Zoning and setbacks, drainage, utilities, teardown work, and orientation all shape the build long before selections begin. In St. Louis, we see the best custom-home decisions happen when the homesite and the house are studied together.

A full week around town, neighbors.

Thursday evening brings downtown Kirkwood's Witches Walk + Night Market on Argonne, 5 to 8. Friday, the Saint Louis Art Museum previews Women Impressionists and the Land free from 4 to 8: about 70 works by Morisot, Cassatt, and Bracquemond, in the first exhibition on landscape painting by the women Impressionists. Saturday, the Chesterfield Fall Festival runs 1 to 6 at the Amphitheater, free, with hayrides and the Clydesdales. And it's the final weekend for Visions of Antiquity at SLAM.

You can change every finish in the house later. You cannot change your lot.

It is the one decision in a build that is genuinely permanent, and it is the one most buyers make last — after they have fallen for a floorplan and stopped paying attention.

What the homesite actually decides: what you see out the back windows, which rooms get afternoon sun and which never will, and what gets built behind you in phase three.

Pick the lot first. Plan second. I will walk the plat with you and tell you which homesites I would take and which I would not.
