NEW REAL ESTATE LAW:

Any wholesaler (as defined in the act) that enters into a contract for transfer of an interest in residential real property shall provide to the property owner a written disclosure not less than 14 calendar days before entering into said contract. The disclosure, the requirements of which are described in the act, must be signed and dated by both the wholesaler and the property owner before entering into the contract for sale/transfer.

If wholesaler fails to make the disclosure, the property owner may cancel the contract any time before closing without penalty and with return of earnest money. Any agreements to waive provisions of the act will be null and void. Violations carry penalties as defined in the Missouri Merchandising Practices Act.
