Last week our construction crew installed newly painted sign panels on the approximately 50-foot storefront facade at 2626 Cherokee.

Hairpin Collective, the newest tenant in the building and on the block, had sign painter Top Coat Signs create custom signage for their new business—just in time for the grand opening this past Saturday!

The original sign panels covered up a historic sign, which we carefully deconstructed for future use on a project before putting the new panels up with Hairpin’s branding.

The vintage home wares and trinkets shop is the latest occupant, but the building at 2626 Cherokee Street has a rich history in St. Louis. Constructed in 1913, it was originally a 905 liquor store. Most memorably, the building was also home to the iconic Globe Drugs from 1939 – 2010.

Be sure to swing by and pay the newest neighbor a visit, and spend some time exploring the highly-curated vintage goods that can be found inside the cozy and inviting shop!

Let there be light.

It’s window installation week at our current renovation project: 3416 Gravois. The 1,200-square-foot, first-floor storefront is the final piece of this multi-unit renovation that sits just south of the corner of Gravois and the western entrance to the Cherokee Street Business District.

Energy-efficient, double-glazed insulated glass windows will allow for ample natural light into the historic space, while blocking harmful UV that could cause bleaching to the recently refinished original hardwood flooring, or sun damage to products within a shop.

New, modern windows can already be spotted above in the second-floor, which now houses two residential spaces that are currently for rent.

Located a stone’s throw away from the western entrance to Cherokee Street, 3414-18 Gravois stands to be the sweetest mixed-use renovation hitting Benton Park West in a minute.

Over its 100+ years, the building hosted delicatessens, barbers, bakers, auto body repair shops and a tragic lover’s quarrel that graced the front of the society pages just after 1900. More recently you might have partied there into the wee hours of the morning, or gone in the more respectable daytime to consult an interior design firm on updating your home decor.

But the now mixed-use building has been reimagined with a spacious, sunlit storefront on the first floor and two efficient 1-bedroom apartments on the second floor. Currently, the apartments are taking applications for their very own human.

Each residential space has its own private entrance, brand new fixtures throughout, stainless steel appliances, refinished original hardwood floors, and in-unit washer/dryer. The traditional sh***un style is highlighted with an open kitchen and living/dining area and large kitchen counter that can double as a breakfast bar.

Attention all dog parents in the market for a new space! Typically only our single family homes are dog-friendly due to our apartments being housed in multi-use buildings with a lack of green space. But this adorable 1-BR unit at 3202 Cherokee 2F comes with access to a shared, fully-fenced backyard and a private entrance at both the front and back, making it perfect for a dog!

The building is very pet-friendly: the first floor commercial spaces have been rented by Tenth Life Cat Rescue since 2013! And who doesn’t love spotting adoptable kitties basking in the front windows when coming home every day?

Finding pet-friendly rentals can be a challenge, but we are happy to consider dogs for this space to offer more options to those seeking housing with their four-legged friends.

Last night our company was a recipient of a Most Enhanced Award from the for the renovation of the historic building at 2831 Chippewa.

The history of this building dates back to the late 1800s with many years as an operational and occupied commercial storefront with apartments above before its state went into disrepair and it sat vacant for decades.

In 2024 work began on renewing this 6,500-square-foot, three-story property with a focus on keeping the historic elements we could while also modernizing it for future tenants with updated systems throughout.

Fondly nicknamed “Zella Mae” by the team to honor the ownership of its longest tenant, we were honored to join other developers, architects and preservationists last evening to celebrate the renewal of so many historic buildings in St. Louis.

One of our recently renovated projects has been nominated for a recognition award within the local preservationist circle.

We can’t share details about it just yet, but stay tuned at the end of next week to learn more about this beauty of a building in South St. Louis that is getting a gold star for coming back to life (with a little help from its friends).

In the meantime, we’re grateful for this niche of South City where our team gets to focus in on development and positive urban renewal every damn day.

They say good things come in small packages. Well maybe sometimes it also takes the less-expansive more time to get noticed in this big, busy world.

Our team renovated this little cutie single-family-home last year and it has yet to find someone who falls in love with it. Built in 1895, this standalone structure was in a sad state before construction began just a little over a year ago. Swipe to see what it looked like most recently pre-renovation and tell it everything is going to be OK.

It is now a fully-equipped 1-BR residential space ready to rent and make someone a happy landing pad of a home with all the bells and whistles, but less square footage to keep clean! Efficient living at its finest.

It’s an exciting day when drywall materials get delivered to a construction site! Boom truck and crew arrived onsite at 3414-3418 Gravois this week to crane in a full truckload of material for our current renovation at the western entrance to Cherokee Street.

Historically this mixed-use property was mainly home to auto-related fare, but a baker or delicatessen or design firm snuck in over the years. The overall finished project will include three first floor commercial spaces and two 1-BR apartments on the second floor, increasing density in the neighborhood.

The renovation utilizes Historic Tax Credits and is slated to be completed in the next few months. Stay tuned for more details as this building reenters the Benton Park West chat 💥
