Last night our company was a recipient of a Most Enhanced Award from the for the renovation of the historic building at 2831 Chippewa.

The history of this building dates back to the late 1800s with many years as an operational and occupied commercial storefront with apartments above before its state went into disrepair and it sat vacant for decades.

In 2024 work began on renewing this 6,500-square-foot, three-story property with a focus on keeping the historic elements we could while also modernizing it for future tenants with updated systems throughout.

Fondly nicknamed “Zella Mae” by the team to honor the ownership of its longest tenant, we were honored to join other developers, architects and preservationists last evening to celebrate the renewal of so many historic buildings in St. Louis.

One of our recently renovated projects has been nominated for a recognition award within the local preservationist circle.

We can’t share details about it just yet, but stay tuned at the end of next week to learn more about this beauty of a building in South St. Louis that is getting a gold star for coming back to life (with a little help from its friends).

In the meantime, we’re grateful for this niche of South City where our team gets to focus in on development and positive urban renewal every damn day.

They say good things come in small packages. Well maybe sometimes it also takes the less-expansive more time to get noticed in this big, busy world.

Our team renovated this little cutie single-family-home last year and it has yet to find someone who falls in love with it. Built in 1895, this standalone structure was in a sad state before construction began just a little over a year ago. Swipe to see what it looked like most recently pre-renovation and tell it everything is going to be OK.

It is now a fully-equipped 1-BR residential space ready to rent and make someone a happy landing pad of a home with all the bells and whistles, but less square footage to keep clean! Efficient living at its finest.

It’s an exciting day when drywall materials get delivered to a construction site! Boom truck and crew arrived onsite at 3414-3418 Gravois this week to crane in a full truckload of material for our current renovation at the western entrance to Cherokee Street.

Historically this mixed-use property was mainly home to auto-related fare, but a baker or delicatessen or design firm snuck in over the years. The overall finished project will include three first floor commercial spaces and two 1-BR apartments on the second floor, increasing density in the neighborhood.

The renovation utilizes Historic Tax Credits and is slated to be completed in the next few months. Stay tuned for more details as this building reenters the Benton Park West chat 💥

Whoever said that an office space needs to be boring? We don’t do the cubicle vibe thing here and the personality in each rented office of the Schoolhouse building is anything but conventional. 

Schoolhouse offices range in size from under 100 to over 400 square feet and are suitable for anywhere from one to ten people, depending on the space! Pricing is inclusive of coffee, mailbox, notary services, and common area cleaning, as well as use of the print center, conference room, and everything that  has to offer – additional call & conference rooms, open workspaces, invitations to members-only events, and more.

The architectural plans for many of our first renovations were hand-drawn with meticulous detail by Peter Hammond. Here are a few examples of his work at 2608-10 Cherokee ( , , @ ), 2212 S Jefferson ( / formerly ), and 2619 1/2 Cherokee ( ).

Born in England, Peter moved to St. Louis when he was 35. Although his thick English accent never diminished. He lived on Cherokee with his wive Jovanka Hammond - owner of Hammond’s Books and could often be seen walking his dog around the neighborhood.

Early in his career he worked for architectural powerhouse firms including HOK (Hellmuth, Obata and Kassabaun) and Ross & Baruzzini designing bridges, corporate headquarters, and finally, during his years at HOK, St. Louis Union Station where he was in charge of the renovation of the Head House.

His obituary says: “He was most happy when, 20 years ago, he started working on his own. Over the many years of working for large architectural firms, he continued doing work on the side. When he talked about it, he would describe the satisfaction of working on a small building, or designing a room addition. These small projects were full of details, connections to existing buildings, and recreating details that say “I am original”

Peter Hammond was truly an original. He lives on in the people and buildings that were lucky enough to have known him.

In 1987 you could sign the paperwork to buy a used Toyota Celica in this tiny 350 sqft building on Chippewa. From the looks of what was inside, Chippewa Motors closed sometime in the late 1980’s and was the last tenant to legally occupy the space. This summer, 35 years later, we began bringing it back to life as a stand-alone studio apartment where there’s little chance you’ll disturb your neighbors - or they’ll disturb you! Most of our projects use the State Historic Tax Credit Program, which requires strict adherence to federal guidelines for historic preservation. Without those requirements on this project we wanted to do something more modern. The clerestory windows let in lots of natural light on the south-facing facade while retaining privacy. The Thermory USA cladding installed on the front facade by South City Construction LLC is a thermally modified wood product selected by the architects at Virescent Design that has been enhanced through a high-heat, chemical-free process using steam to improve its durability, stability, and resistance to decay and moisture. We’re excited to finally see the lights on in this long-vacant space. Coming soon!

The price of (historic) beauty. The former St. Matthew Church at S Jefferson & Potomac hails from the late 1800s, and general upkeep on its older exterior is a must.

Today the masonry crew from .jmasonry is giving the rear facade some attention with tuckpointing to protect all those beautiful red bricks on the 3-story former parsonage house structure that now serves as a residential space.

We are grateful for the specialty contractors in our rolodex who really deliver!
