~MARKET UPDATE~

As the median sales price for homes increases, the average days on market is slowing down! What does this tell us? Right now is a great time to sell! Yes... we are still in a seller's market. With average days on market increasing, we won't be in a market like this forever. Eventually we will hit a ceiling on what buyers are willing to pay and median sales price won't continue to rise. With these two factors in place, we can anticipate for the market to shift. If you are considering on selling within the next year, you may want to consider moving that date up to get the full advantage of the seller's market. If you are considering buying in the next year, you may want to consider buying now before interest rates increase and the median sales price is outside of your affordability. A term you should know...and the dangers of using it...is the "Zestimate":

The Zestimate® home valuation is Zillow's estimated market value, computed using a proprietary formula. 📣 IT IS NOT AN APPRAISAL 📣 The Zestimate is calculated from public and user-submitted data, taking into account special features, location, and market conditions.

The problem is that the date used is not always the most up-to-date nor do national companies know the important details about specific markets (i.e your exact neighborhood) and current trends.

Quite often these "estimates" are off by quite a bit, and if you're using it as your sole determinate for a value...or say, make an offer, you could be in for a rude awakening 😟

Best to touch base with a LOCAL full-time Realtor, who understands the market and can help guide you to determine the proper offer point.
