There are many aspects to a real estate transaction many people aren't aware of before they begin the process. One thing I've found to be on that list are Earnest Money Deposits, or EMD's. Therefore, I wanted to share with you guys some basics of an EMD.
1. An EMD is basically a "good faith deposit" to show the seller you're serious about buying their home.
2. EMD's are beneficial because it gives the seller more confident that this sale is likely to go all the way to closing.
3. An EMD is refundable if contingencies of the contract are not fully met. This can be things like problems with the inspection contingency, appraisal, or financing not being able to be secured.
4. Your agent will be able to give you advice on an EMD in your market. In my market, EMD's usually fall between 1%-3% of the the sales price of the home.
