🏡 Closing Insight 💡Never negotiate for a large Seller credit in lieu of home inspection related repairs, or otherwise, without asking the lender in advance if the credit will be allowed under the Buyer’s loan program.

Most loan programs contain restrictions as to how much of a credit can be utilized by the Buyer and it is generally a function of the closing costs.

If you negotiate for a large credit, the seller will only be able to accept as much as the lender will allow, and you will end up with a very disappointed buyer.

🏡 Closing Insight 💡Yes! Virginia has special programs like the Land Use Taxation Program, which offers reduced property taxes for agricultural, forested, or open space land.

If the seller is enrolled in such a program, buyers must ensure compliance or risk rollback taxes (paying back the tax savings). Check with your settlement agent to understand these implications before closing.
