Homebuyers who don’t have a large down payment may be surprised to learn that USDA loans offer $0 down financing and often lower-than-average interest rates for eligible rural homes.

Offered by the U.S. Department of Agriculture, these loans help lower-income buyers but come with stricter rules, including location requirements and limits on home size. Still, many buyers are unclear on what’s allowed—from fixer-uppers to ADUs and amenities like pools.

2026 is shaping up to be more affordable for many homebuyers.

Lower average mortgage rates are expected to drive the first drop in monthly payments since 2020. With incomes also growing, the share of pay needed to buy a typical home is projected to fall below 30% for the first time since 2022.
