Competition isn't cooling off.
Market Update, June 10th-June 17th.
As we head into summer, many buyers are hoping for less competition. The latest Fairfield County market data suggests otherwise.
Over the past four weeks:
• Houses sold at an average of 108.2% of list price
• 67% of houses sold above asking price
• House contracts increased 16% year-over-year
• Houses reached contract in a median of just 17 days
The trend is especially evident locally:
📍 Stamford: 108% average list-to-sale ratio
📍 Norwalk: 110.6%
📍 Greenwich: 105.3%
While new listings increased 14% this week, well-priced homes continue to attract strong buyer interest throughout Fairfield County.
What does this mean for today's market? More inventory doesn't automatically mean less competition. Buyers still need to be prepared and strategic, while sellers continue to benefit from thoughtful pricing and strong market positioning.
Working throughout Stamford, Norwalk, Greenwich, and lower Fairfield County, I'm continuing to see strong demand for homes that are priced and presented well from day one.
