The 28/36 rule gets thrown around a lot: mortgage payment under 28% of gross income, total debt under 36%. It's a decent guideline. It is not a law.

I've had clients who technically qualified for a number that would've made them miserable every month — and told them so. I've had others undersell themselves, scared off a number they could've handled just fine.

Qualifying for a loan and being comfortable with the payment are two different conversations. A lender can tell you the first. You need someone who actually knows you for the second.
