Why seeing a home during or just after rain can reveal issues you may never notice on a sunny day — especially in older homes or properties with grading, drainage, or foundation concerns. It’s actually one of the smartest times to view a property.

Here’s what rain can expose:

Poor drainage
Look for standing water near the foundation, soggy yards, overflowing gutters, or water flowing toward the house instead of away from it.

Basement or crawl space moisture
Damp smells, fresh paint in one corner, dehumidifiers running, water stains, or efflorescence (white chalky residue) can indicate past or current water intrusion.

Roof and gutter performance
You can often spot active leaks, clogged gutters, loose downspouts, or water pouring over roof edges.

Driveway and walkway flooding
Puddling can show grading problems, unsafe icing areas in winter, or future maintenance concerns.

Window and door leaks
Water intrusion around frames becomes easier to spot during storms.

Neighborhood drainage patterns
You’ll see whether streets flood, water pools near neighboring homes, or storm drains struggle during heavier rain.

Real-world comfort
Rain also tells you how noisy the home is, how dark rooms become, and whether outdoor spaces remain usable.

This week a seller asked:

“What if we sell now and regret it later?”

It’s a fair question — and an honest one!

Regret usually comes from making a decision without
understanding the full picture. When sellers know their numbers, options, and flexibility, confidence replaces fear.

The question is:
Will your decision be based on headlines or on strategy

The goal isn’t a perfect market
It’s a well-informed decision that works for you.
You are the priority.

“So run the numbers?”-YES!

❄️ Blizzard conditions today…
🐾 Koa couldn’t be happier.

Meanwhile, I’m over here reminding him (and myself) —
🌷 We’re only 26 days until spring.

This is exactly why we love living in Fairfield County.

One day it’s snow boots … Next thing you know, it’s sunshine, parades, waterfront walks, and outdoor concerts.

Here’s what we have to look forward to this spring:

🍀Greenwich

• St. Patrick’s Day Parade – Celebrating its 50th year on March 22, 2026! Fun for the whole family and the largest local parade of the season

• Spring community festivals & outdoor markets

🎶 Stamford
• Live shows at The Palace Theatre
• Harbor Point waterfront events & outdoor dining season

🌊 Norwalk
• Spring events at SoNo District
• Concerts & waterfront fun at Calf Pasture Beach

Spring energy loading...

Koa’s embracing the moment — and I’m already planning for longer days, open windows, and a very busy spring market.

Until then… we’ll be out here in the snow. 🐶❄️

I’m honored to share that I’ve received this award — and I want to be clear about something:

This recognition belongs to my clients.

Real estate is never just about transactions. It’s about trust. It’s about the conversations behind the scenes, the strategy, the patience, and the confidence to move forward at the right time.

To every client who trusted me to guide you through buying, selling, or making a major life transition — thank you. Your confidence in me is something I never take lightly.

This award reflects the relationships we’ve built and the results we’ve achieved together.

Grateful. Proud. Motivated for what’s ahead.

This week a seller asked me: “Inventory is low… doesn’t that mean I’ll get multiple offers?” Pandemic - era pricing is behind us.
Low inventory doesn’t mean any price works. Pandemic-era pricing is behind us.

Homes need to be priced for today’s buyer — not yesterday’s headlines.

Today’s buyers are selective and value-driven.

Homes that sell well are:
• priced correctly from day one
• aligned with current comps — not peak-pandemic numbers

Pricing for today’s buyer matters more than headlines.
If you’re considering selling, clarity beats assumptions every time.

“So, you’re saying, don’t overprice the house?”

Correct. Remember buyers determine the final sale price not the seller.
