If you're buying a home on a private well in Westchester, the seller has to test that water and get you the results, no exceptions and no negotiating. It's Local Law 7, and the seller foots the bill. Fairfield County isn't a market — it's about eight completely different ones stapled together under one zip code.

Take Stamford, where prices have barely moved, up around 4.5%. Ten minutes away in Norwalk, homes are running under $750K and climbing nearly 16% a year — one of the fastest paces in the state. New Canaan sits in a different universe entirely, with a median north of $1.6 million. And Darien, Greenwich, and Westport are outpacing all of them, up 20 to 30%. Same county, four totally different stories — so next time someone tells you Connecticut "cooled off" or "heated up," ask them which town they actually mean.
