Before relying on a listing claim, ask:

• Is there legal access?
• Are utilities actually available?
• Is septic feasible?
• Does zoning support the intended use?
• Are there setbacks or other restrictions?

The goal isn't to find reasons not to buy.

The goal is to understand what's known, what's assumed, and what still needs verification.

“Buy cheap land.”
You’ve probably heard that advice before.
What you don’t hear as often is:
Why is it cheap?

Sometimes cheap land is a great opportunity.

Sometimes it’s a property with access issues, utility challenges, zoning restrictions, flood concerns, septic problems, or development costs nobody noticed until it was too late.

I recently read about a buyer looking at a cheap parcel with a creek running through it. It looked like a great deal until they learned the house would need to be pushed back over 200 feet from the road and a bridge would have to be built across the creek.

Suddenly, that “cheap” land wasn’t so cheap.

One of the biggest mistakes I see is people focusing on the purchase price while ignoring the cost, risk, and complexity hiding behind it.

Sometimes you’re buying an opportunity.

Sometimes you’re buying somebody else’s headache.

And if your plan is to flip it, you may end up trying to convince the next buyer to take that headache off your hands.

Before you buy land, do the homework.
