✨ Meet the Team: Gina Feather ✨

If you’ve ever walked into Universal and immediately felt welcomed, there’s a good chance you’ve met Gina Feather, our Receptionist, resident barista, and cookie baker💜

Gina has been with Universal for 2½ years (starting in September 2023), and her favorite part of the job is getting to meet clients. Especially first-time homebuyers who come in excited to purchase their very first home.

Outside of the office, Gina has been married to her husband Chad for 35 years and is a proud mom to two adult sons.
Nicholas, who is married to Brittany, and their grandpuppy Millie. They recently bought their first home together in Duncannon
Ryan, who lives in Virginia, is a teacher, and volunteers on mission trips. Gina is very proud of both of her boys!
Gina’s family also includes two rescue dogs, Grace (her baby) and Bailey. In her free time, she loves reading and spending time with family.

Before joining Universal, Gina worked as a secretary at Kulig Chiropractic and she brings that same care, organization, and friendly service to our clients every day.

Most closings go smoothly, but a few common issues can slow things down if they pop up late in the process.

Here are some of the biggest causes of delays:
💜Title issues that need cleared up (liens, judgments, recording errors, missing documents)
💜Lender timing (final underwriting conditions, last-minute document requests)
💜Appraisal or repair negotiations that aren’t finalized
💜Missing paperwork or signatures (including HOA/condo items when applicable)
💜Funding timing, especially wires that arrive late or need verification
💜Major last-minute changes (new credit, big purchases, employment changes)

🖤Certified funds if needed (cashier’s check or wire, always verify wiring instructions directly with our office
🖤Any items your lender requests ahead of time (if applicable
