The inspection isn't when you want to learn about your own house.
I've seen sellers live in a home for 20 years and still get blindsided by something during the inspection.
Not because they hid anything.
They simply didn't know.
And in Centre County, that matters.
We have older homes. Rural properties. Wells. Septic systems. Mature trees. Acreage. Older mechanicals.
Sometimes the issue itself isn't what threatens the transaction.
The surprise does.
Because once you're under contract, you're reacting to the buyer's inspection, their concerns, their timeline, and their proposed solution.
I'd rather know what's coming while we still have options.

My forestry background and years walking Centre County properties have taught me to look beyond the house itself, especially when we're dealing with rural properties.
Knowledge gives a seller options. Surprises take them away.
