“Wait…you’re a Certified International Property Specialist too? What does that even mean, exactly?”

It’s a question I get more often than you might think. For anyone unfamiliar with the acronym, I usually explain it this way. A CIPS is essentially a global real estate advisor.

I earned my Certified International Property Specialist designation in 2018 by completing specialized training and demonstrating knowledge and experience in the complexities of international real estate transactions. The training focuses on areas such as currency and exchange rate considerations, cross-cultural relationships, regional market conditions, investment performance, and tax issues.

Fewer than 1% of Realtors operate in both the local and global real estate worlds. I’m fortunate that my work allows me to do both.

Being born in South Africa and now living and working in the United States has given me a natural appreciation for how real estate markets operate across borders. That appreciation, along with the knowledge and experience I’ve gained through my work, gives me a broader lens on how real estate markets work and how global trends can influence our local market here at home.

Most people know me as a local Realtor helping clients buy and sell homes here in Happy Valley and throughout Centre County. That is still the heart of what I do.

But over the years, my work in real estate has expanded into some interesting corners of the industry beyond just our local market. It’s a somewhat unusual path for a Realtor in our area, but it allows me to stay closely connected to the people, systems, and conversations shaping real estate globally.

Among other national and global leadership roles I’ve had over the years, I recently had the opportunity to serve on the Board of Advisors for the International MLS Forum and was just appointed GDX Ambassador to Africa, helping support collaboration and real estate data standards across emerging markets.

So while most days you’ll still find me doing the things people expect from a Realtor. Walking properties, pricing homes, negotiating contracts, and guiding clients through the buying or selling process. You may also occasionally see me traveling internationally for work, staying connected to conversations about the future of the real estate industry and where it’s heading globally.

And that perspective ultimately benefits the clients I serve here at home.

For my clients, that can mean:
• Trusted connections when relocating, investing, or purchasing property across the state, across the country, or across the world
• Help navigating real estate opportunities wherever life may take them
• More sophisticated marketing and technology insight
• A broader perspective on trends shaping the housing market

At the end of the day, my job is simple. Helping people make smart real estate decisions and move confidently into their next chapter. Sometimes that move is across town. Sometimes it’s across the country. And sometimes across the world.

I need to ask for your help! I have 9 families who are looking in the Happy Valley area for a new home. Here’s what they’re looking for:

1. State College Borough / Walkable to Penn State - Buyer looking for move-in ready home close to downtown or campus. Budget: $550K – $900K
2. SCASD Family Homes - Greentree, Chestnut Ridge, Foxpointe. Updated kitchen, dedicated first-floor office space, and large yard preferred. Budget: $450K – $750K
3. Newer construction, smaller homes in Grays Pointe or The Landings. Budget: up to $625k
4. Townhomes or condos where exterior maintenance is minimal. Budget: Up to $350k
5. Home with acreage or privacy - Ferguson, Harris, Township. Budget: $600K-$800k
6. Luxury or unique property - Toftrees, Centre Hills, or an architecturally interesting home with standout features such as views, pool, or contemporary design. 3-car garage preferred. Budget: $900K+
7. Entry-level homes in Bellefonte needed in Pleasant Gap, Milesburg, and Philipsburg areas for first-time buyers. Budget: $225K – $350K

Any agent can list a house.

If I’m staging a home or doing a seller consult and the toilet paper is under instead of over… it’s getting corrected. Every. Single. Time.

It’s a tiny thing.

It affects nothing.

And yet… it affects everything. 😂

If you know me, you know this has long been a thing of mine. A pet peeve. A hill I will apparently die on.

This is how many times people saw my social media last year. As far as I know I am the only agent in this area that does this kind of marketing.

Many of the ads I run on social media aren’t even about me—they promote my listings or help me find homes for my buyers.

The truth is, I get my sellers more exposure on their listings than any other agent, and frankly, unless I promoted their house on I-99, a billboard would not even get that kind of reach across Centre County and the heart of Happy Valley.

So, I tell you that my ads were seen 1.23 million times last year, not to impress anyone, but to be real with you that using an agent with an exclusive marketing strategy will help get more exposure to your property than any other agent in this area, and it’s important to me that you know that.

If you're reading this right now, there's only a 17% chance that you actually KNOW who I am. The majority of what we see on "social media" today is from people we don't know.

At all.

83% of what we see doesn't come from our family or friends. It comes from strangers.

Call me crazy... but that doesn't seem very "social" to me.

In fact, it seems to me we're becoming the loneliest generation in the most connected world that's ever existed. Literally.

I can't change the world, but I can change the way I experience it. Statistics matter, but they don't have to define you. I may be old-fashioned, but I don't think a happy life can be manufactured online.

So, if you're seeing this and you don't know me? Let's start with "hello." Introduce yourself. I'd love to actually know you. 🙂

We say “Happy New Year” and hope for fresh starts…But real life doesn’t automatically flip clean with the calendar.

Two years ago, January ushered in a secret battle.

COVID knocked me down hard! For six weeks barely able to stand. There were months and months of long-term exhaustion that made even breathing feel like effort. I was wearing a heart monitor on my chest and carrying around constant worry. My body didn’t feel like my own.

From the outside, though? Most people had no idea.

That experience taught me something I’ll carry forever: Every person you see is holding a world you may never know.

We catch a moment, just a single frame.

But their hurt? Their history? Their hope? That all exists below the surface.

We don’t see the fear behind someone’s short tone.

We don’t see the brave face behind someone’s silence.

We don’t see the mountain someone had to climb just to show up.

So in 2026, I’m choosing a resolution rooted in humanity…Assume people are fighting something you can’t see. Offer compassion. Give grace the way you wish it for yourself.

If there’s one thing those long months of 2024 taught me, it’s this - life is fragile. People are tender. And kindness is never wasted.

So here’s to softer hearts, slower judgments, and caring just a little deeper in 2026 (and beyond).

Because we’re all living stories and you never know which chapter someone is in. 💛

I lost a listing the other day… because I was honest. Yep, you read that right. As a realtor, it's my job to be honest about what your home could sell for-but sometimes, that causes me to lose a listing.

In these cases, the homeowners went with agents who gave them a much higher list price than I suggested. An enticing, pie-in-the-sky kind of price. It sounded too good to be true, and sure enough, it was.

Even though it meant I would probably lose the listing, I just couldn't agree to list a home for significantly more than what I think the market demands. It may be a bad business decision to not tack on an extra $30K, $40K, or more just to get the listing, but I sleep a lot better at night knowing I was completely honest and realistic with the homeowner.

This is why I'm honest, from the start, about what your home will likely sell for. I don't want your home to sit extra days on market or go through price reductions to get attention.

And I never want homeowners working with me because they're "locked into a seller's agreement." That’s where an agent holds the seller to a listing contract even when they are not happy with their performance.

I want folks to work with me because they TRUST me.

So, I give every market analysis my best, realistic assessment. I work to make sure what I'm suggesting reflects what's actually happening in the market right now.

The outdated adage of “you can always come down, but you can’t go up”, is not always a good idea and can cost a seller money and valuable time on the market.

Call me old fashioned, but I'm in it for the long run. And I think, in the long run, honesty and being straightforward with folks is the best policy.

P.S. It still stings a little bit when a homeowner doesn’t choose me. But I’ve found there’s not much that a little decadent delicious cupcake from Dolce Vita Desserts here in State College can’t fix. 😉

What scares you more? Leaving money on the table or your home not selling?😬

Right now, Happy Valley homeowners are stuck in that exact dilemma. Of course, you want top dollar if you sell, but you don’t want your home sitting on the market for too long, making buyers wonder what’s wrong with it!

What many sellers don’t realize is that buyers still carry pandemic-era habits. They’re conditioned to fear missing out, and that FOMO drives them to act fast on homes that feel like a deal.

And this is GOOD for sellers, if they take advantage of it.

In 2020-2021, homes received many offers, driving buyers to act quickly and make high offers to secure the home they wanted. Today, there's more inventory, but buyers still experience FOMO, this time due to missing out on a good "deal".
A home 'valued' at $500K and listed at $480K? That gets attention. It sparks urgency and strong offers - often at or above asking. But list that same home for $525K, and buyers back off, thinking they’ve got time or can find better.

Buyers today know value when they see it, and they skip overpriced listings without a second thought.

Remember, your home is only worth what someone is willing to pay.

I see it too often - sellers let their fear of leaving money on the table override the buyer’s fear of missing out, and they list high. Their home lingers, showings slow down, and doubt creeps in that their home won't sell. Several price reductions later, they are sitting where the agent told them to list in the first place.

And it’s my job as a local real estate expert here in Happy Valley to help you price and present your home favorably in current market conditions. So you can get competitive offers and stand out in the market!

Bottom line is - sellers should not fear this market, if they let the right agent set them up for success, they will win.
