Common misunderstandings are exactly why I aim to be more than just a real estate agent but I aim to be a RESOURCE. I want to be here for you long before you're ready to move so that you can have the most up to date information and can confidently make informed decisions. And of course, I'll be here for you long after closing day!

Things like 20% down payments, For Sale by Owners saving sellers money, pricing higher to leave negotiating wiggle room, and so much more are all myths I've had to debunk for clients over the years.

The public deserves the facts, and my time spent here with you is one small way I try to help. I'm an open book and love to talk about my job... that's why I'm here!

It's always about THE DREAM HOME 🏡

But what if it's not?

It's one of the most overused phrases on House Hunters. "I'm looking for my dream home."

But dreams change, life happens, and needs shift. And sometimes, we just can't afford our "dream home." So then what?

We put so much pressure on ourselves to find our dream home that we forget to look for the "right for me now" home.

So what could that look like?

Maybe it means buying down instead of buying up. For example, buy a 2 unit rental home instead of a single family home and live on one side and rent out the other.
Or simply buy a smaller home. It may *feel* like you're buying "less house," but sometimes living in a home that requires less maintenance is a gift. You'll have less square footage to clean, less to maintain, and hey, maybe you could *actually* afford the neighborhood you've always dreamed of (even if your new home is smaller than your current home!)

Another option that I've talked to a lot of clients about lately (and am considering myself 😊) is keeping their current home and mortgage (if they're locked in at a low rate!) to save up to purchase a new primary home! Your home with the lower rate could become a rental property and could even help offset the costs of your new mortgage!

If you're a RENTER, buying a "right for me now" home is the perfect step into Real Estate. Remember that paying rent is like paying 100% interest. Wouldn't you rather be paying potentially the same payment but building wealth for yourself instead of your landlord?

Bottom line: sometimes we need to stop watching House Hunters and Selling Sunset and get creative with our options. When you think more about a "right for me now" home and less about a "dream home," you have so much more buying power and freedom to live the life you've been wanting! Your "right for me now" home will lead to your "dream home" I promise!

Let's say you only stay in your home for 5 years...can it can STILL be worth the investment?

I think so!! Let me explain...

💰 For starters, your house can appreciate and you'll likely make money when you sell it later, even after paying agent commissions.

💸 While the initial down payment can be significant (there are lower down payment options too), you have opportunities to save money in the future! Special tax breaks and not being at risk for a sudden increase in rent means more money in your pocket! Plus, rent = 100% interest!

🎨 You can make upgrades to your home while you live there, which could make your house sell for even more in 5 years. And in the meantime you can enjoy living in a home that fits your style!

💰 When you are ready to sell, you may be able to keep your current home and turn it into a rental. This way, someone else can continue making your payments and you can hold onto that home and let it appreciate even more over time while also moving into a home that better suits your needs! Grow that rental portfolio!!

☀️ Let's face it, nothing is better than creating wealth through homeownership! So even if your next house is not your "forever house," your opportunities for savings AND making a profit in the future are always possible!

Some clips from a day of showing houses 😍 prepped my lovely clients and myself for a day of touring homes! With this dreary weather and hazy smoke from wildfires, a little extra coziness in a cup of coffee was necessary. 🏡☕️❤️

Did you know that my preference for home tours is on rainy days? It’s true! 🌧️ Rain and dreary weather will show you things about a home that sunny days just can’t. While the sun is beautiful, rain will point out if there are any water issues, dampness in the basement, or even just a musty smell. You’ll see if the windows fog or if any part of the exterior has puddling. You’ll also get a feel for how much natural light a home gets. If a room is bright on a rainy day, you can bet it will be bright on a sun filled afternoon!

Plus rainy days are just perfect for driving around with some great music 🥰

This one’s a bit bittersweet… happy belated closing celebration to my dear friends Christen & Mike ❤️ I helped them find their perfect home in Florida and now we’ll have to say “see you later”, but I do know where my next vacation spot is 😉

Ask any homeowner...most will tell you they wish they had purchased a home sooner. If they would have bought the same house 5 years ago, they could have spent X amount of dollars less (and saved all of that rent money💰).

I believe we will be saying the same thing 5 years from now. Because while there are dips in the market, as a whole, real estate value continues to increase. 📈

So maybe instead of asking "How much will buying a house cost me right now?" we should ask ourselves, "How much will it cost me if I WAIT to invest in real estate?"

Do higher interest rates have you nervous to buy a house right now? Let's think back to the 2022 Spring Market!

I know we *think* we were much more comfortable with buying a home when the rates were lower, but do you remember how competitive the market was? Being one of 20 offers every time was NOT fun. Needing to offer thousands over asking price was stressful!

If you want to buy a house right now, the truth is, you don't need lower interest rates. What you do need is CLARITY around the current market to figure out what makes the most sense for you financially. There are lots of mortgage options out there to consider... some of which can get you a lower interest rate. Also remember : renting is like paying 100% interest!

What is happening in our LOCAL market? What are the interest rates, yes, but also, what is the current home appreciation rate in your area? What is the current average list price to sales price ratio? These are clarifying questions worth talking to your agent about so that you can make educated real estate decisions. The market in Happy Valley is often far different than the national market you hear about on the news.

These are the first 4 major steps in the home buying timeline ✨

1) Call your agent (that's me👋) Having the right agent on your side is the secret to a successful (and fun!) home search and closing!

2) Meet with your local lender (need a recommendation? I have some!) and start the pre-approval process. This sounds intimidating but it's really simple and doesn't take long! Sellers like you to have a pre-approval in place before allowing you to tour their home.

3) Start your home search! We'll talk about your wants/needs and I'll set you up to receive homes that check off your boxes ✔️ Send me any and all listings you're interested in and we will sort through them and choose which ones we will go see. In this market, homes are selling FAST so it's important we are super clear on what you're looking for and that we act quickly.

4) Write a killer offer. Because you've done steps 1-3 in the right order, writing a great offer won't be hard! You're a strong buyer because you are looking well within your price range, you're realistic with your goals, and you have a lender and an agent on your team who are there to help you succeed.

Yes, in this market, it may take a few offers. You may be rejected a few times. BUT you know the steps needed and know that the right house will come your way 🏡 As your agent I'm committed to keeping you encouraged and finding you a home you love!
