In Staten Island, as well as Monmouth and Middlesex Counties, I’m noticing more room for negotiation—competition isn’t as fierce, and builders are stepping up with incentives, mortgage-rate buydowns, and price adjustments to help hesitant buyers take the plunge. With more homes available, buyers finally have time to compare properties thoughtfully instead of feeling rushed into making offers. Elevated mortgage rates still make buyers cautious, but the landscape is opening up new opportunities.
