I normally use this space to update you on our local real estate market. However, with our nation celebrating its 250th anniversary this Fourth of July, I thought it was the perfect opportunity to reflect on the national housing market.

**National Housing Snapshot**

* 🏡 Existing home sales increased **3.2%** in May, reaching the strongest pace since December 2025.
* 📈 The national median existing home price reached **$429,300**, up **1.3%** from a year ago and marking **35 consecutive months** of annual price appreciation.
* 📦 Housing inventory rose to **1.55 million homes**, giving buyers more choices while still remaining below historical norms.
* 📉 The average 30-year fixed mortgage rate is currently around **6.5%**, still elevated but lower than the peaks seen over the past few years.
