The market is still moving, but we’re seeing a few shifts🤨:

🏡 Average Sale Price: Up from $746,166 to $764,352 (+$18,186)
⏳ Days on Market: Down from 82 to 77 days (homes are selling a little faster)
📦 Months of Inventory: Increased from 3.5 to 3.8 months (slightly more options for buyers)
💰 List Price Received: Improved from 98.1% to 98.5% (sellers are still getting very close to asking price)

What does this mean?
The Staten Island market remains competitive. Buyers have a few more homes to choose from, but well priced properties are still selling quickly, and sellers continue to receive strong offers!

FACTS OR CAP(MYTH)?👀

Some real estate advice floating around the internet needs a fact check… Especially when it comes to buying or selling on Staten Island!

❌ MYTH: You need 20% down to buy a home.
✅ FACT: Not necessarily! Some conventional loans may allow as little as 3% down, while FHA loans can start at 3.5% for qualified buyers. There are also NY programs that may offer down payment or closing cost assistance. Always consult a mortgage lender before buying real estate!

❌ MYTH: You need perfect credit to buy.
✅ FACT: A higher credit score can definitely help you qualify for better rates and loan options, but you don’t need an 800 credit score to start exploring homeownership. Different loan programs have different requirements

❌ MYTH: You should wait for home prices or interest rates to drop.
✅ FACT: There’s no crystal ball 🔮. If rates drop, more buyers could enter the market and increase competition. The better question is: Does buying make sense for your finances right now?

❌ MYTH: All Staten Island neighborhoods are basically the same.
✅ FACT: If you’re from Staten Island, you already know this one is NOT TRUE. Home prices, property types, commute options, inventory and even the overall feel can vary significantly from neighborhood to neighborhood

❌ MYTH: Spring is the only good time to sell.
✅ FACT: Homes are bought and sold year round. Less inventory during certain times of the year can even mean less competition for seller

🏡 Staten Island Market Update: What May’s numbers mean if you’re trying to buy your first home 👀

The May data is out, and if you’ve been thinking about finally jumping into the market to buy your first place, here is a quick breakdown of how things shifted from April.

To keep it super simple, let’s think of the market like a toy store:

💰 The price tags got bigger: The average sale price jumped up by over $50k (from $695,652 in April to $746,166 in May). The takeaway: Homes got pricier this month, which means having your budget locked down is super important right now.

⏳ You still have time: Homes took about 82 days to sell, which is basically identical to April. The takeaway: You don’t have to run and make a decision in five minutes. You’ve got some time to actually walk through a house and think it over.

🏡 The selection didn’t change: The supply of homes stayed exactly the same (a 3.5 month supply). The takeaway: There aren’t a ton of brand new choices on the shelf, but the inventory isn’t shrinking either.

🤝 Sellers are getting what they want: On average, sellers got 98.1% of their asking price. The takeaway: Lowball offers probably won’t cut it right now. Sellers know what their homes are worth and they’re holding their ground.

🏁The Final Takeaway: Prices are climbing, but the market isn’t moving at lightning speed. If you’re serious about buying your first home this summer, the smartest first step is getting your pre approval ready so you can move confidently when the right place pops up.
