Folks, I used to say I'd rather rip my nails out than read.

Then I made a deal with myself. Ten minutes a day.

Silence. Resistance. I did it anyway.

Some days ten minutes turned into two hours. Some days it stayed ten minutes. But I showed up every day.

Now? Depends. Sometimes ten minutes. Sometimes I blow through a book in a weekend. Sometimes a book takes four or five weeks if it doesn't spark for me.

The time changes. The habit doesn't.

That's not inconsistency. That's diligence.

If it's time, it's time. Buy the asset. Buy the right piece of real estate, in the right place.

Rates come and go. They always have. But if the difference between a seven and a half mortgage and a six and a half mortgage is the reason you can't afford it, that's your answer. You probably shouldn't buy it.

That's not negativity, it's diligence.

Folks, do sellers have a case for sitting on their house because of a low rate?

Depends on the person.

There's a whole group of boomers and empty nesters sitting on houses with empty bedrooms. Paying extra in utilities. Extra in taxes. Extra in maintenance.

They think it's free. 'My rate's at 3%, 3.5%, okay.' But what about the overhead to carry it?

None of that rational thinking factors into the emotional decision.

I don't care if your job placement rate is 100%. Silence.

Here's the only question that matters. Are the kids happy? Are they inspired? Are they better human beings?

If the answer is no, I don't care where you are.

It's about the education system in general.

Folks, it's broken.

Folks, I hear it constantly. "The market's tough. It's frozen. Nobody's buying or selling."

Here's the alternative. Take that half hour you spend complaining every day. Read. Do your homework. Do the research. Find solutions.

That's not negativity, it's diligence.

Isn't that better than sitting and lamenting? Do the work, smash it, make great money. Provide for your family. Buy yourself some freedom.

Folks, the choice is yours.

Folks, let's talk about why mortgage rates rose.

Bonds are coming due. They need buyers. Rates had to rise to induce a better return.

Pre-COVID and early COVID, rates were artificially suppressed. For way too long. That's the aberration, not the norm.

Buyers keep waiting on the sidelines, trying to time a market they don't fully see.

An expert sees the bonds. Sees the why. You typically don't, as a buyer or a seller.

That's not negativity, it's diligence.

You wanna hold the money? Fine. There has to be an accountability matrix. Silence.

There has to be a public website. One that publishes the results. Transparency. Silence.

Then okay. I'm down. Let's give it a shot.

But you have to be accountable. That's not negativity, it's diligence.

Folks, it was the right deal at the right time. Macro, micro, site, all of it lined up. I made a bunch of money on it.

Usually that would scare people away. They're not experts. Not knocking them for that.

But I've been doing this thirty years. I know when a deal's a deal. When the conditions are right, you act.

That's not luck. That's diligence.
