A buyer gets a fixed-rate mortgage and assumes the monthly payment will never change.

But if the loan includes escrow, taxes and insurance can still move the total payment.

That is why some homeowners get surprised a year or two later when the mortgage payment jumps and the interest rate had nothing to do with it.

The better move is understanding escrow before closing, not after the shortage notice shows up.

Before paying off a collection, ask:

1 – Does this loan program require it to be paid?
2 – Could timing affect the credit score used for mortgage approval?
3 – Would lowering revolving balances help more?
4 – Do we need documentation for the account?
5 – Is there a better order of operations before pre-approval?

Here is the simple down payment math on a $400,000 home:

3% conventional -> about $12,000 down
3.5% FHA -> about $14,000 down
5% conventional -> about $20,000 down
10% down -> about $40,000 down
20% down -> about $80,000 down

Some buyers may also qualify for VA, USDA, or down payment assistance options, depending on eligibility and location.

But remember: down payment is not the same as total cash to close.

Your full number can also include closing costs, prepaid taxes and insurance, escrow setup, appraisal, title, and other loan-related costs.
