How long did homes take to sell in your Staten Island ZIP code? We went through every closed sale from September and worked out the median days on market for all 12 ZIPs.

The quickest was 10308 at 29 days. The slowest were 10301 at 66 days and 10310 at 106 days. 10302 had only 7 sales, so we put the count beside every ZIP: the fewer the sales, the less steady the number.

Five things we check before you sign, so the house you buy is the house you thought you bought.

1. The inspection report, read all the way through. We price the big items, the roof, the boiler and the sewer line, before you decide what to ask for.
2. The certificate of occupancy matches the house. A finished basement or an extra unit that is not on the C of O is a cost you inherit.
3. The real monthly number. Mortgage, property tax and homeowners insurance together, not the mortgage alone.
4. The dates in the contract. The mortgage commitment date and the closing date, and what happens if one slips.
5. Closing costs, line by line, so the cash you bring to the table is no surprise.

What if the buyer's mortgage falls through?

Most contracts for homes here include a mortgage contingency. It gives the buyer a set date to get a written loan commitment from the lender. If the lender says no by that date, the buyer can usually cancel the contract and get the down payment back, as long as they applied on time and in good faith. Need more time? The date can be extended if the buyer and the seller both agree in writing.

For sellers: before you accept an offer, ask how strong the buyer's pre-approval is and who the lender is. Every contract is different, so talk to your attorney about the exact terms.

What does $800K buy on Staten Island? Same price, very different houses. Swipe for what 427 recent sales between $760,000 and $840,000 got their buyers.

The middle one: about 1,525 sq ft of living space on a 3,663 sq ft lot, built around 1970. A one family came in at 1,440 sq ft, a two family at 1,874 sq ft. By ZIP code it ran from 1,300 sq ft in 10306 to 1,800 sq ft in 10309.

A home's permit history in New York City is public.

The Department of Buildings keeps complaints, violations, applications and inspections for every property, searchable by address in its Building Information System. Newer filings are in the DOB NOW Public Portal. A finished basement, a new kitchen or an extension should show up there. If work you can see is not on record, ask about it before you make an offer, and bring it to your attorney.
