🟠🟠🟠Did you know that land value is not truly based on acreage? Quite often I’m asked, “How much is land going for per acre nowadays?” That question is impossible to answer. There are so many factors that come into play when talking about the quality of any specific property. Timber, slope, soil, conservation easements, minerals, water access, whether it will “perc” or not, flood zones, wetlands, access, utilities, zoning, economic obsolescence, bad neighbors, kudzu, bamboo. The list goes on. One acre of high and dry terrain is usually more valuable than 4 acres of swamp. It all depends on the quality of your acreage, not the amount of acreage. That’s why you need a Land Specialist when it comes to selling your property.
