🏁 We made it to the Finish Line!

This came as a referral from a dear friend in the business! The Frick’s had tried their hand at FSBO and after the 2nd time of getting it under contract and it falling apart…She was ready to hand it over!

Listing land is not for the weak at heart…this land came with hurdles. Right of Ways, Easement’s, Dot Restrictions, Duke Power Restrictions…Soil Scientists involved.

Add in some disgruntled folks who cut my signs down every chance they got…😳😂

Meeting with the Frick’s we established a game plan. Once the game plan is set…you just wake up and run that play! We did just that…Today…two months after meeting we closed on their last parcel!

Glad for the opportunity to be trusted with this referral and glad to have gained a “friend for life”!

Lesson for Buyers and Sellers in Any Market

Today, my daughter wanted Starbucks, and I told her she was spending my hard earned money frivolously…money I negotiated for as a real estate professional. She asked, “What do you mean, negotiated?”

So I gave her a quick lesson …using the closest thing to me: a rubber duck.

I said, “I’m the seller. I want $15 for my duck.”
She said, “I’m the buyer, and I’ll give you $5.”
I asked, “Why only $5?”
She replied, “Because that’s what it looks like it’s worth. It’s small.”

Then I flipped the roles.
“You’re now the seller,” I told her. “Your duck is $15. I’m the buyer, and I’ll give you $8.50.”
Without hesitation, she said, “No!”

I laughed and said, “Wait a second! Just a minute ago, you were fine offering $5 for the same duck. But now that you own it, you won’t take less than $15?”

And that’s the moment it clicked… we may have had a fun learning moment but….

The Moral of the Storyis:

Value is all about perception and perception changes depending on which side of the table you’re sitting on.
A home…just like that rubber duck, is ultimately worth what someone is willing to pay for it …not just what we want it to be worth.
As a buyer…it’s easy to undervalue when you’re the one writing the check.
As a seller… it’s easy to overvalue when you’re the one letting go.

The key in any market is to find the balance …guided by fair data, perspective, and professional negotiation.
