🚨 Protect Your Property From Fraud 🚨

There’s a powerful (and free) tool that every homeowner should know about, but most don’t

It’s called the FAST Property Notification System through the Clerk of Court, and it’s designed to help protect you from property fraud and identity theft. You can sign up here: fast.gcccsa.org

So, what does it do? This system sends you real-time alerts anytime a document is filed in your name with your local Clerk of Court.

That means if someone tries to: File a fraudulent deed, transfer ownership of your property without your knowledge, use your identity in a legal filing, etc., you’ll know immediately.

Why this matters for homeowners: Property fraud is rare, but when it happens, it’s serious. Criminals have been known to forge signatures, record fake deeds, and try to “sell” property they don’t own

And the scary part? You often don’t find out until it’s too late and the foreclosure notice comes...

This system gives you an early warning so you can take action quickly, and It only takes just a few minutes to sign up. Plus, it's super easy.

The "Wild West" of HOAs is officially over!

SB 406 (The Georgia Property Owners' Bill of Rights) has passed the House and Senate with a UNANIMOUS 51-0 vote!

For the 2.3 million Georgians living in HOA communities, the power balance just shifted back to YOU, the homeowner!

Here’s the breakdown of your new protections:

**STATE REGISTRATION** Every HOA must now register with the Secretary of State.

No registration = No power. If they aren't on the list, they can't fine you, lien you, or sue you!

**A FAIR FIGHT** No more expensive lawyers just to be heard! You can now file complaints directly with the State. Filing a complaint STOPS the HOA from collecting disputed fees while the case is under review.

**SAVE YOUR HOME** The debt limit to trigger foreclosure is doubling from $2,000 to $4,000.

Plus, they can only count unpaid dues NOT fines or late fees to reach that limit!

**HONEST ACCOUNTING** HOAs must apply your payments to your DUES FIRST. They can no longer "hide" your money by paying off their own legal fees or fines first to keep you in debt.

**LAWYER GUARDRAILS** No more surprise legal bills! You get a *30-day warning* before attorney fees are charged, and a Judge must now PROVE those fees are actually "reasonable."

**TRANSPARENCY** You have the legal right to attend meetings, see the books, and be notified of everything happening in your community.

**JULY 1, 2026** Lawyer fee protections kick in

**JANUARY 1, 2027** Full registration and State oversight begin
