Hi there, and happy Labor Day!

Today is a day to stop and reflect if we can. Our country has been built by workers, and still is. If we can take this day and just not labor, that is great.

If you know us, we are for the worker. We are workers ourselves, and so is everyone we help. And in this kind of business, we clock hours at all times of day and pretty much every day of the year. We have all written offers on all major holidays, because we work for our clients to get them what they want. If we can, we do!

We don’t do weekend time off necessarily, but you might find us on the river in the middle of the week. Or home cleaning on a random Tuesday because we were with folks all weekend, you know? Or painting, or being with our families during traditional work hours. We balance our own calendar!

But Labor Day is a holiday that we do try to stop and reflect. Thinking about work of all kinds, and really realize and tune in to all the various flavors of labor that we do, and the benefits that we receive from the labor of others. Incalculable!

Labor Day commemorates the 5 day work week. Weekends. Labor laws that made it illegal to put kids in factories and dangerous situations. Labor Day is a nod to collective bargaining that got us some reasonable rights within corporate entities.

All labor is dignified and deserves respect, and we are grateful for every worker out there, whether paid or unpaid. This is you, so thank you!

Please take a moment to reflect today, even if you are on the job. Thank yourself for what you do, and know that we thank you as well. Genuinely!

I am not big on posting holidays in general, but I will always post about Labor Day. It is one of the most important holidays on our calendar, and we stand with workers across the country today and every day.

For everyone who has ever done any work, and that is all of us, we appreciate your service. Enjoy!

Here was a cool one! This super neat couple reached out to me asking if I could help them sell a family member’s home for them. Of course, let’s chat!

This is a sweet location, one of the several single family homes over by the Blackburn Inn in Staunton. It was recently built and just gorgeous.

A little bit into our preparing, the sellers said that they had been approached by potential buyers and asked if I could just facilitate a deal, even if we did not go on market. I said maybe!

This can be a little tricky, and I will tell you why. Working with one party with whom you have an agency relationship and another whom you have never met and don’t know and you will not be representing? It can be a recipe for problems depending on the unrepresented party. I don't ever say yes out of the gate on this until I chat with the other party and talk process of what I can and cannot do for them.

I cannot advise the other party at all, and so this requires a conversation to be sure that they understand that. I can do paperwork for the parties on behalf of the seller, and I owe all members of the public honesty of course. But it has to be clear which side I am working for in doing all.

Usually the other folks will get a lawyer, which is great. And sometimes you do need to redirect them back to their lawyer for questions on things. This can feel a little strained. There is more to this, but agency law is clear.

Agents should not do this transaction coordination if they don’t have clear boundaries themselves, because inevitably there will be a request made by the unrepresented party that we are just not allowed, or are not obligated, to do. Keeping that line is key, and if the real estate pro has people pleasing tendencies, or just is not good at saying no in general, this is probably not for them. But this went great!

Now the buyers have what they wanted, and the sellers have what they wanted. Awesome! This was able to be handled for the sellers for a fraction of the cost, and everyone is happy.

So glad to have been able to make this smooth for all, and as always - if both parties agree and it is legal, let's get creative!

AND Y’ALLLLLLLLLLL! I’m telling you this is one of my most favorite houses ever. It has it all, just under the surface.

Awesome location, half an acre in town, one level ease of living. Openness. Opportunity to get some sweat equity in, but totally livable now.

As a renovator myself, I look for accessibility for upgrades, and this basement access would make it easy to update the kitchen and add some ducts if someone wanted. Not necessary though - truly livable as heck right now!

Grab a 5 gallon bucket of paint, move in, and get to freshening on the weekends. Let the space make your list for you. I have done this so many times, and I can show you how.

It’s simple and lucrative, and suddenly you are paying into your own pocket and depositing cash into your overall value here with each project. All doable!

So while this is a handy-person’s special with loads of financial return available, it is also a super sweet space to live in while you are doing it. This is how folks make money in real estate.

Whew! This is a LOT going on this week here in beautiful Staunton, VA.

Just took a couple-few days for this sweetie to attract its new people, and everyone is so happy! What’s not to love?

To be honest, this market is a little - um, weird? Buyers are concerned about interest rates for sure, and data from a couple months ago might not be as pertinent as it was when the home went on the market.
