Destination communities that want to keep a rural feel are forced to eventually come to grips with the sprawl-housing-commute problem:

Since well-paid visitors can buy the most desirable housing stock, lower paid locals are forced to locate away from those areas, or live in sub optimal situations, e.g., multiple room mates, no storage, small spaces.

The overly simple solution is to say, "workforce housing," or "affordable housing." But those solutions require substantial community investment that can be seen as benefiting employers. So the community resists.

The non-proximal solution is long commutes to Hayden/west, south valley, and Steamboat Lake.

This balance of open space/sprawl/commute is further complicated by Steamboat's geographic, political, and water issues. But the point is that the simple cry for more housing cannot be assessed without realizing the spatial solution.

The current trend in Steamboat is toward starter owners and people bringing their own jobs/equity. This is not a new trend in Steamboat, but it's certainly more pronounced now that TIC has moved and more location-neutral workers are deciding that this is a great place to live.

Add to that the growing number of graying Boomers, who want a place to drop their toys even when they don't want 12 months here, and you've got the classic ski town "donut" of housing demand.

Without a major influx of patient money, either in the form of land infrastructure or a company bringing a lot of jobs that reasonably should be elsewhere, this trend will continue, with only small growth into the center of that donut.
