Routt County's market gained momentum in May, recording 118 new listings, 54 pendings, and 48 closings totaling more than $98.2M in volume. Compared to May 2025, the market saw fewer new listings but more pending contracts, more sales, and significantly higher dollar volume, indicating strong transactional activity despite a smaller inventory base.

Average days on market increased to 78.7, though several properties that had been listed for an extended period contributed to the higher average. At the same time, pending contracts increased from 30 in April to 54 in May, while sales volume climbed nearly 15% month-over-month, suggesting buyer activity accelerated as the market moved deeper into the spring season.

Overall, May's data points to a market where demand strengthened heading into summer, with more transactions occurring across a broader range of price points than we saw a year ago.
