Excited to help these clients sell a home in a pretty challenging price point right now. The $500k–$700k range has a lot of inventory sitting on the market and not a ton of movement, especially with larger new developments pulling away much of the current demand.

Steamboat’s residential market is continuing to normalize. April transactions were down 8% and sales volume fell 18%, while new listings rose 13%, giving buyers more options and greater negotiating power.

For sellers, pricing is key. With year-to-date days on market up 43%, homes that are overpriced are taking significantly longer to sell, while well-priced properties continue to attract attention.

For the numbers people— these clients got to enjoy penthouse living for four years in Vail Village and came out around 10% annually on the investment side.

The part I appreciate most is the long game. These are our first ‘round-trip clients’ (bought with us, just sold with us). Being there on the buy, seeing them when they visit and catching up about life, and helping them exit when the timing made sense. That continuity is really important and very fulfilling to be a part of.

Grateful and sad to help close out this chapter for them.

Story time: In 2020, East Troublesome Fire took a cabin alongside other structures at C Lazy U Ranch and in the nearby vicinity, but it also opened the door to build something new at this specific location.

As some of you know, Broby is working towards getting his architecture license and he helped with the initial design of this two-story cabin with four lock-offs, so it can host one big family, two or four couples with ease. Every space is intentional, built to take in the views and work seamlessly for the ranches’ seasonal guest demand.

I felt the urge to share this on behalf of Broby and am proud of all his work on this!
