✔️ It can reduce your property taxes
✔️ It helps cap future increases in assessed value
✔️ It must be filed before your county’s deadline (typically March 1 in Florida!)

Their actual quote: "Buying during a recession can be a good idea for people who remain financially stable. Be sure to enlist the help of an experienced local real estate agent."

Translation: If you're solid financially AND you're not winging it alone, you're probably fine.

Here's what "don't be dumb about it" actually means:

DON'T:
❌ Stretch your budget hoping for the best
❌ Ignore your gut about job security
❌ Skip the emergency fund to afford bigger house
❌ Go it alone without professional guidance

DO:
✅ Set realistic budget with breathing room
✅ Build strong team (experienced agent + good lender)
✅ Negotiate hard (sellers know buyers are spooked)
✅ Think strategy, not just emotion

Right now 74% of buyers are letting fear control decisions. That means less competition for you if you're prepared.

"Buyers are motivated by lifestyle needs like growing families, new jobs, retirement. These outweigh uncertainties." - Realtor.com

The prepared buyers moving forward aren't being reckless. They're being strategic.

Before you let recession fears stop you from buying, ask yourself these 4 questions (be honest) 💭

With everyone freaking out about potential recession, let's get REAL about whether YOU should actually be worried:

QUESTION 1: Is your job actually at risk? Not "could the economy get bad" - is YOUR specific job secure? Do you have skills in demand? Stable company?
QUESTION 2: Do you have a financial cushion? Not asking if you're rich - asking if you have emergency savings. Can you handle a surprise $5K expense without panic?
QUESTION 3: Is the payment COMFORTABLE? Not "can you technically qualify" - will you be comfortable making that payment every month with room to spare?
QUESTION 4: Do you actually NEED to move? Not want. NEED. Real life change driving this? Growing family? Job relocation? Actual concrete reason?

If you said YES to all four, then honestly? The recession headlines probably shouldn't stop you.

Realtor.com puts it this way: "Buyers are motivated by personal and lifestyle needs. These can outweigh short-term economic uncertainties."

Here's the reality check:

We're not in one right now
There's no crystal ball
Your 5-year-old isn't going to wait for economic certainty to need their own bedroom. Your job transfer isn't getting postponed. Life keeps moving.

The average price adjustment right now is just 4%.

Yet sellers are pulling listings rather than making that small change.
Here's what they're missing:

If you've owned your home for years, you have equity. You can price 4% lower and STILL come out way ahead.

The problem: Sellers remember 2021 when any price worked and homes sold in hours.

Reality: Buyers have options now. They're selective. Price feels high? They scroll past.

Timeline expectations are also wrong. 60 days from listing to closing is NORMAL. It only feels slow compared to 2020-2021's abnormal pace.

Think: Driving 65mph on highway, then exiting to 25mph. Feels like crawling but it's the RIGHT speed for where you are.

The sellers who win: Price right from day 1. Expect realistic timeline. Stage well. Market strategically.

Don't be the seller who gives up over 4%. Be the one who adapts and sells.

Here's what I'm seeing in real time:

Most buyers: Paralyzed by recession headlines, pulling back, waiting indefinitely
Smart buyers: Using reduced competition to negotiate deals they couldn't get 2 years ago

Fear creates opportunity. Always has.

What scared buyers sitting out means for you:
✅ Way less competition for homes
✅ Sellers WAY more willing to negotiate
✅ More inventory to choose from
✅ Better positioning than crazy market years

Redfin's playbook for buyers moving forward right now:

Set your budget and don't budge (no overextending)
Negotiate hard (sellers know buyers are hesitant)
Talk strategy with your lender (rates now + refi options later)
Sell first if you already own (reduces pressure)

Bankrate's take: "Buying during a recession can be good for people who remain financially stable."

Key words: FINANCIALLY STABLE

This isn't "ignore your finances and hope for the best." This is "if you're stable, use this moment."

Meanwhile, 66% of people expect recession but only 33% of economists agree. That fear-data gap is your advantage.

You can be smart and cautious AND move forward. They're not mutually exclusive.
Just make sure you're the 26% making strategic moves, not the 74% frozen by headlines.
