The August numbers are in—and they show a market that continues to move, but at a pace that rewards good preparation and smart decisions.

Homes sold for a median price of $458,461 and averaged 98.6% of the asking price. With a median of 58 days on the market, sellers should focus on accurate pricing, strong presentation and effective marketing from the beginning.

For buyers, the longer market time may create more opportunity to compare homes, ask questions and make a thoughtful decision without feeling quite as rushed.

Look at vacancy risk (how fast do rentals actually fill), repair risk (older roofs, HVACs, and well/septic), and financing risk (what happens when today’s loan terms change in a few years?).

Smart investors here are stress-testing deals: Will it still cash flow with a few months’ vacancy, higher insurance, and a bigger repair than expected? If the answer is no, it’s not a safe buy.

Wi******er buyers, the window is not wide open forever. 🏡

As of July 2026, the Wi******er VA-WV market’s median active listing price was $217 per sq. ft. (per FRED/Realtor.com Housing Inventory).

That was flat from June at $217 per sq. ft., but slightly below May’s $218 per sq. ft., giving sharp buyers a small pricing breather.

In 22601, active inventory was reported at 118 homes with a median active listing price around $399K, so the best-priced homes can still draw fast attention.

Buyer tip: get your financing fully updated before touring, because a clean offer can beat a slower higher offer.

Seller tip: price with today’s competition, not last spring’s headlines, and make the first 10 days count.
