Found a piece of land you love? Before you start planning the house, barn, or arena, make sure you know what comes with the property.

A few things to check before buying:
• Water — Is there a well, co-op water, or will you need to drill?
• Electricity — Is power already on the property or nearby?
• Restrictions — Are there deed restrictions, an HOA, or limitations on how the land can be used?
• Access — Does the property have legal, year-round road access?
• Septic & Soil — Will the property support the septic system you’ll need?

What a fun afternoon celebrating some of the very best of Texas! 🍷🤠

Dwayne and I had the opportunity to attend the Texas Vintners Cup and spend the afternoon with my brother, Texas Agriculture Commissioner Sid Miller, and his team.

This one was extra special because Trailblazer Custom Silversmith had the honor of creating the custom buckles for this year’s Vintners Cup winners. I’m always proud of what we create at Trailblazer, but getting to be a small part of recognizing the hard work and craftsmanship behind Texas agriculture makes it even sweeter.

Good Texas w**e, great company, and a whole lot of Texas pride — I’d call that an afternoon well spent!

TIP TUESDAY 🍂 | A New Season = A Good Time for a Home Checkup

Fall may be on the calendar, even if Texas temperatures haven’t gotten the memo yet! 😅 As the seasons begin to change, it’s a great time to give your home a quick once-over.

A few things I like to remind homeowners to check:
• Clean gutters and make sure downspouts are draining properly
• Check around windows and doors for gaps or worn weatherstripping
• Have your HVAC system and filters checked before you need the heat
• Inspect your roof for damage after summer storms
• Disconnect and protect outdoor hoses and faucets before our first freeze sneaks up on us
• Take a walk around the property and look for drainage, tree limbs, or exterior repairs that need attention

A little preventative maintenance now can save you from a much bigger repair later—and keeping up with your home is one of the best ways to protect your investment.
