A bank and a mortgage servicer can sometimes be the same company, but they perform different roles.

# # # Bank

A bank is the lender or financial institution that originates or owns loans. They provide financial products like:

* Mortgages
* Checking/savings accounts
* Credit cards
* Business loans

Examples include Wells Fargo, Bank of America, or Chase.

When someone gets a mortgage, the bank may:

* Fund the loan initially
* Own the loan long-term
* Sell the loan to investors after closing

# # # Mortgage Servicer

The mortgage servicer is the company that manages the loan after closing. They handle:

* Collecting monthly payments
* Managing escrow accounts
* Sending statements
* Handling late payments
* Processing loss mitigation, loan modifications, or short sales
* Managing foreclosure proceedings if needed

The servicer may or may not own the loan.

For example:

* A loan could be originated by Rocket Mortgage
