Here’s your Genesee County reality check:

Homes sold for a median of roughly $239,000 in the latest August numbers, about 6% higher than a year ago, and the median home sold in about 26 days.

Translation?

There are still buyers buying and sellers selling.

But what the market is doing countywide matters a whole lot less than what it means for your specific house, neighborhood and price range.

Two houses five miles apart can be completely different stories.

One of my favorite things about working in real estate is that I get to work in the same communities where I live, shop, eat and spend my time.

Real estate is about more than houses.

It’s about the coffee shop down the road.

The family-owned restaurant.

The tattoo shop.

The little businesses somebody took a chance on.

One of the biggest mistakes buyers make is only looking at what a house looks like right now.

Ugly paint can change.

Old carpet can change.

Landscaping can change.

Light fixtures, cabinets, hardware and a hundred other things can change.

Location, lot size, layout and the bones of the house are a whole lot harder to change.

Sometimes the best deal isn’t the prettiest house online.

Sometimes it’s the house everybody else scrolled past.

Because I’m not interested in treating you like transaction number 37 for the month.

I live here. I work here. I know these communities. I’ll give you an honest answer even when it isn’t the answer that makes me money.
