🏡 If you’ve been wondering, “Where is the real estate market heading?” we’re starting to see an interesting shift as we move through the second half of the year.
📈 Home prices remain strong, but buyers are becoming much more price-conscious.
🏠 Inventory is gradually improving in several areas, giving buyers more choices than they had during the extremely tight markets of recent years.
⏳ Some homes are taking longer to sell. Properties that are priced correctly and show well can still move quickly, while overpriced homes are more likely to sit and eventually require a price adjustment.
💰 Mortgage rates remain one of the biggest factors, currently hovering in the mid-to-upper 6% range. Higher monthly payments are forcing buyers to be more selective about what and how much they purchase.
📍 Locally, the story depends on the market.

Greater remains expensive, but buyers are gaining a little more breathing room.
and Western continue to attract attention because of their comparatively affordable prices.

🔑 So, is it a ’s market or a ’s market?
We’re not fully in either one.
We’re moving toward a more balanced and strategic market—one where pricing, property condition, financing and negotiation matter more.
: The days of simply naming a price and expecting buyers to compete for it are becoming less predictable. Pricing correctly from Day 1 matters.
: More inventory and longer market times can create negotiating opportunities—but waiting for the “perfect” interest rate could also mean competing with more buyers later.
: This is the time to watch properties that have been sitting, price reductions, multifamilies and sellers who may be becoming more motivated.
The market isn’t stopping.
It’s shifting. And understanding the shift is where opportunity begins.
