Location is important for large farms, too.

There are many factors that contribute to a piece of ground being a solid farm investment. We have sold a lot of row crop farms over the years and have seen how some factors, based on location, have a tremendous impact on values and how sought after farms in certain areas are.

Location matters with key factors like salinity of the underground water supply for irrigation, soil types, and access to necessary agricultural infrastructure like gins and grain elevators. Location also matters with availability of nearby quality operators to lease the farm ground if you are an investor who farms out the farming, so to speak. How hard is it to find and keep lessees in the area?

Ask a lot of questions if you are an investor looking into new areas for farm ground.

One of the hardest pills for sellers to swallow is the fact that buyers don’t value improvements you make to your property based on what it cost you to do it. They value it based on what it will mean to them if they were to buy the place.

Sellers of recreational land sometimes run into this wall of reality when trying to sell a place they over did the work, finishings, appliances, amenities, etc on a camp. You may love the Italian marble flooring, but a new owner would’ve been happy with ceramic from Lowes!

Decide what really matters vs. what you simply prefer.

There is a difference here…at least with seasoned negotiators. People need to learn to distinguish principle over preference.

For example: In most deals I do personally, I MUST have a merchantable, clear title to the property. I PREFER to have 100% of the mineral rights. One I will negotiate. One I will not. I am not going to buy fifteen acres for a rural home site if the title cannot be insured. I will have to walk away on this. But I will negotiate mineral rights, because what real significance does 100% of oil/gas rights have on a small tract for a home site? One is a deal breaker. One is just a preference that I will not let kill the deal just because I do not get it how I prefer.

You can use this same MUST over PREFER template for any number of things that are part of a land deal. I MUST have legal access if I am paying for home site or development use. I PREFER to have legal access for timberland or hunting land but can live without it if the price is commensurate and there is some sort of road or trail in place that has been used for access.

We are finally in our new office building after selling our Monroe building a few months ago. It's located at 2222 S. Louisa Street (Hwy 425) in Rayville, LA...just off the south side of I-20 at the Rayville exit. Stop in and grab some coffee or a bottle of water if you're ever nearby. There's usually some Coke & Diet Coke, too!

RecLand sold this timberland & hunting tract in north Ouachita Parish. It was the other "half" of 160 acres RecLand listed and sold. This was a case where a new buyer got to meet and get to know the adjoining neighbor, and they are working together to make the whole place better. Hats off to good folks!

Hays Porter sold both of these pine timberland tracts between Cotton Valley and Shongaloo in Webster Parish, LA. Same buyer...different sellers...adjoining tracts. Good job, Hays!
