3 Steps to better tenants: (short version, I will write a blog post on it)
1. Screen
- Have them fill out an application, talk to them, call their references, run an eviction/credit/background check. It takes a half hour of your time and $20.
2. Train
- Your tenant should know what is expected of them, when rent is due, how to submit maintenance requests, who can live in their house, and what will happen if they don't follow these rules.
3. Follow through
- Follow your lease just like you expect the tenant to. What does the lease say? If it says that they will receive a 5 day notice if they don't pay by the 5th, on the 6th, they should have a 5 day notice in their hands.
Make your rent payment a priority to them.
Property management is mundane. Follow the rules that you set out, put systems in place, and have a plan for each situation that arises. If your just starting out being a landlord, you may have to learn your way through these experiences.
