Starting August 17th, the HOME BUYING PROCESS, is getting a major update!

From this date forward, Realtors won’t be able to show you any properties without a signed written agreement. Whether it’s exclusive or non-exclusive, this agreement is a must before any property visits.

NO agreement, NO unlocking the door. 😬

Ignoring this rule could lead to steep fines. 💰

A Buyer’s Agency Agreement now legally binds you to a specific agent for a set period, covering their compensation and outlining their duties to you. The era of “free services” from buyer’s agents is over. Buyers, like sellers, now have to officially hire their agents.

This change makes working with an experienced team more crucial than ever.

Just like sellers have always done, buyers will now get to interview agents to find the best fit. Not all buyer’s agents offer the same level of service, so choose wisely!

Seller’s CAN still cover the Buyer’s Agent commission, and we expect this to happen in most cases, if the offer is fair. This information won’t be listed in the MLS anymore. We will be calling each listing, before the showing, to verify if the seller is paying a commission to the Buyer’s Agent. Our team has always prepared buyers for this, but with the new regulations, many agents are facing new challenges.

For us, we have been doing business like this for a very long time! It’s about communication and explanation of the HOME BUYING process, AS A WHOLE! Tom and I, strive to be the experts and make sure we are preparing our clients on what to expect…before it happens!! ☺️

We’ve always asked our buyers to sign an agreement, ensuring they hire us with the understanding that we MAY be compensated by them, if the seller doesn’t pay. Our clients choose us for our expertise and ability to negotiate these terms into the deal.
