This time last year, I was preparing to lace up for the Chicago Marathon. 🏃‍♀️💙

As thousands of runners (approximately 55k) line up tomorrow morning, I keep thinking about the preparation. Getting there took months of early mornings, long runs, sore legs, and a lot of saying no to other things so I could say yes to this. And it was so worth it!

I didn't get picked in the lottery. So, I ran for the Brain Injury Recovery Foundation, a Tulsa organization that supports people recovering from traumatic brain injuries. That cause is personal to me. As a kid, I was in a horse riding accident that left me in a coma. Raising money for a group doing this work so close to home, then crossing that finish line, is something I'll always be grateful for.

I loved every mile (okay, almost every mile 😅), and I've applied to run it again next year. 🤞

Marathons taught me something that shows up in my work every day: big goals happen one mile at a time, with a plan, patience, and showing up when it's hard. That's how I try to walk alongside my clients too.

To everyone running Chicago tomorrow: trust your training, soak it in, and enjoy every step. You've earned this one. 💙 Good luck!

Most Stillwater buyers focus on negotiating the list price and miss finding leverage in other areas.

Meanwhile, some of the levers that can save you the most don't touch the list price at all.

Ask the seller to buy down your rate. Depending on the loan and how long you keep it, this can save you a lot over the life of the loan.

Then there are repair credits. Instead of going back and forth over who fixes what, ask for a credit at closing. You keep the money, choose your own contractor, and decide what it looks like when it's finished.

Don't forget to ask what stays with the home. Appliances, furniture, window treatments, these are all negotiable. (And that's money you don't have to go spend later.)

And most importantly: talk to more than one lender. The same buyer can get very different rates just by making a couple of extra phone calls.

A random handful of things bringing me joy lately as a Realtor + mom of 2 in Stillwater. 📸

This week I got to hand over the keys on some big moments. My sellers trusted me with their home at 3224 Charleston Ct, and I'm so grateful for that. Then I got to cheer on my buyer at 616 S Main, and welcome to Downtown Stilly! Even better BOTH trusted me from afar, seller had already moved to Texas and my buyer made the purchase from California, I'm still smiling about both.

I also held open houses at both of my listings in the Canyons last Sunday, and one of them has a buyer incentive right now.

The rest of the week was all family. Halfway to St. Paddy's, a new karate patch for my son (citizenship this time, so manners are next, wish us luck), the school carnival, and my parents in town.
