Happy Monday everyone.

Now that it's a buyers market, what should sellers know to be competitive in a buyers market? Hint, it's not all about price.
Here are some awesome tips and personal recommendations on products for you. First, and most important, deep clean, declutter, depersonalize and make repairs if needed. Second, do cosmetic touch-ups such as fixing paint scuffs on your walls (Magic Erasers are one of the best inventions, everyone should be using them), removing carpet stains ( Spot Shot works great, and Zep Carpet Shampoo for shampooing dirty carpets), and fresh mulch & flowers in the yard. Third, stage, ie: new clean towels in the bathroom, new throw pillows, new curtains & rugs, and new/fresh bedding go a long way (Home Goods is my go to store) or hire a professional stager. Fresh paint (Sherwin- Williams Paint) is great at giving a room transformation and a fresh new modern look. Lastly, price where comparable homes that sold in multiple offers last year at this time started their list price not listing for what they sold for. In other words, don't over price your home. By doing these simple tasks will help maximize your profit.

Inventory is up 5.7% over last year. However, buyer activity is up 18%. This is helping prices go back to a more normal 4.3% appreciation rate year over year as more home buyers are getting accustomed to the rates closer to 7%
