Number One mistake that home buyers make; they start their buying process without setting up their financing. I know this sounds like a no brainer but I still meet clients who plan to figure out their financing AFTER they find the right house. Not only does this waste the time of the buyer, the seller and the agents, the buyer is essentially shopping blind. Knowing the financing you qualify for, what options may be available for you and the appropriate budget for your family is a KEY detail in home buying. This is easy mode; get pre qualified first.

Moving is a huge undertaking and doing it with kids adds a whole different dimension! Here are a few things we thought of that can help the process when you're moving your family to a new home in the same town or even across state lines.

1. Talk About It Early
Let your kids know about the move as soon as it’s official. Explain where you're going and why — in an age-appropriate way. Give them time to process and ask questions.

2. Let Them Help Pack
Even young kids can help pack a few of their own things. Giving them a sense of ownership helps ease anxiety and builds excitement.

3. Make It Fun
Turn packing or organizing into a game. Let them decorate their moving boxes or make a “moving day playlist” to keep spirits up.

4. Explore the New Area
If possible, drive by the new house or check out nearby parks, restaurants, or schools. Help them visualize what life will look like.

5. Honor Goodbyes
Give them a chance to say goodbye to their favorite spots, neighbors, or classmates. A simple goodbye party or memory book can go a long way.

6. Stick to Routines
Amidst the chaos, keep mealtimes and bedtimes as normal as possible. Familiar routines offer comfort during big transitions.

7. Unpack Their Room First
Help your child settle into their new space right away — having their toys and bed set up quickly makes the new house feel like home.
