Are you feeling intimidated by the current mortgage interest rates? 🫣 You are NOT alone, but I have some great news! There is an option in today’s market that could unlock a much lower rate for you. ✨

It is called an Assumable Mortgage. Essentially, this means you “take over” or assume the seller’s existing loan - keeping their original low interest rate, remaining balance, and repayment schedule exactly as they are. It’s like stepping into a financial time machine! 🕰️🏡

But, not every loan can simply be assumed. I created this detailed guide to show you exactly which funding options work and what the basic rules are.

Here is the quick scoop:
✅ FHA Loans: Yes! Requires lender approval and a 580+ credit score.
✅ VA Loans: Yes! Even civilians can often assume a VA loan, but there is a 0.5% funding fee to consider.
✅ USDA Loans: Yes! Income limits apply, and the property must remain in an eligible rural area.
❌ Conventional Loans: Usually No. Most contain a “due-on-sale” clause that requires the loan to be paid in full when the property sells.
🚧 THE BIG CAVEAT: You must “MIND THE EQUITY GAP!”🚧

When you assume a loan, you only take over the remaining balance. You are responsible for paying the seller the difference between the agreed-upon purchase price and that balance. You will need to cover this gap out-of-pocket with cash, or secure secondary financing to make it work.

Note: Always consult a licensed mortgage banker or professional for detailed loan qualifications and terms. They can confirm your precise eligibility.
