The Feds lowered interest rates again. That sounds like good news for homebuyers, right? Well, kind of.

The Fed controls the rate that banks use when they borrow from each other. It doesn’t set mortgage rates directly. Mortgage rates follow their own path based on inflation, the economy, and what’s going on in the world.

So a Fed rate cut doesn’t always mean your home loan rate goes down too. But it’s still a good time to check your options and see what’s possible.

Okay…last time I came to you about the $20k DPA in the city of Atlanta. A lot of people moved forward and got a home BUT a lot of people wanted to live in metro ATL.

So I got something for you today! 100% Financing/ NO DOWN PAYMENT!! Only in DeKalb, Gwinnett, or Fulton!!

Here’s a little more info:

You may qualify if you meet these:�• Credit score of 600 or higher�• First time homebuyer with no ownership in the last 3 years�• Debt to income ratio at 45 percent or less�• No late rent in the last 12 months or a signed letter if living rent free�• One month of payment reserves in checking, savings, or 401k (gift funds not eligible)�• Three years past foreclosure or bankruptcy�• No collections, charge offs, or judgments above 1,000 or total over 2,500 combined�• Medical collections allowed up to 5,000�• Max seller concessions 6 percent

You must also:
�• Complete an online homebuyer education course�• Provide 30 days of pay stubs (job offer letters are not accepted)
